Im interested in creating a pool of investors that buys and pays for Real Estate, Farm and Ranch Lands. Mortgage money is available for them-but they are not discounted buys.How do i convince investors (and where to find them?) that they are good investments? Where to advertise? Thanks.....

Investors won't buy at full market value, or else they wouldn't be very good at real estate investing. You're gonna have to discount the properties if you want to build a pool of investors who keep coming back, which means less money on each deal but much easier deals once you have some good buyers.
A final thought: don't be greedy in this industry. Too many people in the real estate industry are greedy and self-serving, and if you can break that mold you'll earn some solid contacts.

Recession can make positive effect on Real Estate. When it comes to real estate, investors will buy low. The profit in real estate during a recession is going to come from the cash flow.

The property either brings good money in or not at all. Some properties can bring in more money if a smart investor knows how to turn a poor property into a wealthy property.

Ever thought about REITs? Real Estate Investment Trusts? I'm following a few now and considering that route.

I am totally agree with you as, it is important to make a discount on properties that will help in getting leads as, it is very important to have good buyers too.

Well I dont think that this is an exact time to buy as the market is not still stable. So there are no guarantees in which way the market will proceed
